Below is a brief overview of the process:


Home Buying Process

 
- Once the decision is made to buy, hire a REALTOR®
- Contact a mortgage person for pre-approved
- Determine the location you desire and a price range for your search
- View potential homes in that location and price range
- Learn all you can about the property so you will feel confident in offer on a property
- You will need to meet all required conditions (financing, inspection, insurance, etc.)
- Schedule connection for utility hook-ups
- Pack, label your boxes and prepare for your move
- Change your mailing address with Canada Post
- Schedule a meeting with your lawyer and banker, prior to closing to review and sign any remaining paperwork
- Conduct a pre-closing inspection on the morning of closing day with your REALTOR®
- You will actually take possession on closing day. After that you may make your move!

How your REALTOR® will help

- Ensure you are properly pre-approved.
- Help you narrow down where you want to live based on your needs and wants.
- Select and show homes that meet your criteria
- Assist you in preparing an offer
- Negotiate the best terms possible for your home purchase
- Provide a list of reliable referrals if needed (lawyer, mortgage broker, inspector, etc)
- Help to prepare you to meet all required conditions
- Help to prepare you for your move
- Congratulate you and the keys to your new home.

What to expect for closing costs

Buying a home involves various costs, some of which include but are not limited to:

- A down payment
- The Deed Transfer Tax ( within HRM the cost  is 1.5% of the purchase price)
- The legal fees
- The land survey
- The building inspection
- The title insurance
- A well water test (if applicable)
- A septic system test (if applicable)
- etc
