Home Selling Process

- Once the decision is made to sell, hire a REALTOR®
- Think about your final offer price and determine how much you will need.
- Decide on an asking price for your property
- Marketing plan is initiated.
- Agree on the terms of sale (closing date, request of the buyer, etc.
- Meet all required conditions for the sale             
- Advise utilities of the need for disconnection
- Pack and get ready to move
- Change mailing address with Canada Post- Arrange a meeting with your lawyer prior to closing to review/sign any paperwork
- Move and have your property clean for the buyers pre-closing inspection
- Give remaining keys to your lawyer

- Ensure you are informed about the selling process to circumvent “surprises” down the road.
- Provide a list of comparable properties to determine a logical asking price for your property
- Provide tips on Staging so that your property is ready for showings
- Create a customized and strategic marketing plan to suit your property

- Provide a list of referrals when needed (lawyers, moving companies, etc)

- Help to coordinate a smooth closing day

Selling a home involves many costs, some of which include but are not limited to:

- The real estate fees
- A mortgage penalty (if applicable)
- The land migration fee (if applicable)
- The legal fees
- Moving company costs
